RESIDENT ADMITTANCE POLICY
1. We are an equal opportunity housing provider.
We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status or national origin. We also comply with all state and local fair housing laws.
2. Apartment availability policy.
Apartments and houses become available when they are ready to rent. A vacant apartment will not be deemed available until it has been cleaned, repainted if needed, and prepared for a new resident.
3. Occupancy guidelines.
To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in an apartment or house. In determining these restrictions, we adhere to all applicable fair-housing laws. We allow two persons per bedroom plus one additional person per unit. For example, a one-bedroom unit could house three people, and a two bedroom apartment could house as many as five people. Most of our units have a 2 adult maximum.
4. Application process.
We evaluate every application in the following manner. You must submit a rental application and answer all questions on the form. You will then be asked to make an appointment to view the apartment or house. After viewing the unit, if you would like Rodman Realty to begin processing your application, there is a one time $35.00 non-refundable application processing fee per application that must be paid in exact cash or money order. We will check your credit report, criminal history, employment, and rental references to determine whether you qualify for the apartment or house that you are applying for. If you meet our criteria, we will approve your application. This process normally takes one to two days, however, it may take longer depending on how quickly we can verify the information. We will rent available units to applicants in the order that their application is approved.
5. Rental criteria.
In order to qualify for an apartment or house at Rodman Realty Inc., you must meet the following criteria.
Your monthly income must be at least three times the monthly rent. You must be able to prove at least two years of employment immediately proceeding the date of you application. If you are unemployed, you must provide proof of a source of income.
5.B. Rental History.
You must have satisfactory rental references from at least two prior landlords who are not related or friends. If you have ever been evicted or sued for any lease violation, we will reject your application. If you owe a former landlord any monies, we will reject your application.
5.C. Credit History.
Your credit history must be satisfactory.
5.D. Criminal History.
If you have ever been convicted of a felony, we may reject your application. If you have been convicted of a misdemeanor involving dishonesty or violence within the past five years, we may reject your application.
If you do not meet one or more of the above criteria, you may be able to qualify if you have a co-signer to guarantee your lease/contract. The Guarantor must pass the guarantor's own housing cost before applying his or her income to our standards. Co-signers must own their home and have exceptional credit. Please be aware that some owners do not allow co-signers, they expect the applicant to meet the above stated criteria. (Please note - there is a $20.00 charge to process a Cosigner application). Cosigners must stay on the rental agreement for the entire length of tenancy.
APPLICANT, AND SPOUSE IF APPLICABLE, ("UNDERSIGNED") HAS EXAMINED THE ABOVE INFORMATION AND AGREES IT IS TRUE AND THAT ANY INCORRECT OR FALSE STATEMENT MAY BE CAUSE FOR A REJECTION OF THIS APPLICATION. UNDERSIGNED FURTHER REPRESENTS THAT HIS/HER RENTAL AND CREDIT REPORT RECORDS ARE IN GOOD STANDING. UNDERSIGNED GIVES PERMISSION FOR RODMAN REALTY, INC. TO CHECK HIS/HER EMPLOYMENT HISTORY, OBTAIN A CRIMINAL RECORDS CHECK, CREDIT RECORD AND TO SUPPLY ANY INFORMATION TO CURRENT AND FORMER LANDLORDS IN ORDER TO OBTAIN PRIOR RENTAL INFORMATION. UNDERSIGNED AGREES THAT THE INFORMATION CONTAINED IS NOT PRIVILEGED NOR CONFIDENTIAL.
